Make the most of your front garden and beat falling house prices

Channel 4 property expert Sarah Beeny urges beleaguered home owners to beat the current trend of falling house prices by making the most of their front gardens.

The Children's Society Garden at this year's Chelsea Flower Show explores ways to capitalise on this space while helping the environment, propping up your house value and giving children an area they can enjoy and explore.

Sarah explains: "There's no doubt a great looking front garden makes your property more attractive and easier to sell and it might even increase the value."

Recent figures from the Halifax show that UK house prices have fallen 2.5% in the last month despite a 1.1% increase over the last year. With the average price of a house in the UK currently at £191,556, having a well kept and attractive front garden could make the difference to that all-important buyer and also increase the price.

According to propertyfinder.com, home buyers and sellers believe that a garden can add as much as 17% to the value of a property while nearly 75% of people said they would be instantly attracted to a property that had a well tended front garden. Nicholas Leeming, director of propertyfinder.com said: "A well tended garden is the ultimate value add."

The Children's Society Garden combines vertical planting and water features with innovative rainwater harvesting and bicycle storage. Sarah Beeny said:  "The Children's Society Garden combines great design with environmental responsibility and shows how to create a space to spend time with the kids."
